Why So Many Lodi Garages Get Flake
Epoxy flake floors are a practical finish for Lodi garages. A flake floor starts with a pigmented base coat. While it is wet, we throw colored vinyl chips across the whole surface until no base shows through. After it hardens we scrape off loose chips and seal everything under clear coats. The result is a speckled floor with a light texture that looks good between cleanings.
Built for dust and wet shoes
A solid-color floor shows everything. Summer dust from fields and vineyards, leaf litter and tire marks stand out against a single color. A flake blend breaks up the surface so a little dust disappears. In winter, Lodi gets most of its roughly 18 inches of yearly rain, plus dense fog that leaves floors damp in the morning. The chip texture gives shoes and tires more grip than a smooth gloss.
Full broadcast or partial
There are two ways to lay flake. A full broadcast covers the base completely and gives the most texture, color depth and thickness. A partial broadcast scatters a lighter amount over a solid base so the base color shows between chips. Partial uses less material and looks cleaner, but it hides less and has a smoother surface. For garages that see daily car traffic we usually suggest full broadcast.
Choosing a blend
Chip blends come in many color mixes and chip sizes. Larger chips read as bold and busy. Smaller chips look closer to granite. Gray and tan blends are common because they hide the color of local dust and dried mud. Darker blends look sharp but show light dust more. We bring sample boards to the estimate so you can look at them in your own garage, with the door open and closed.
The clear topcoat matters
The chips sit under a clear topcoat, and that topcoat takes the wear. In Lodi we use a UV-stable polyaspartic or urethane clear coat on flake floors that see sunlight. Plain epoxy clear coats can yellow, and on a light flake blend that shows up as an amber band near the door. The topcoat also sets the texture. One clear coat leaves a rougher, grippier surface. Two coats feel smoother and are easier to mop.
Where flake works well
- Two- and three-car garages with daily parking
- Workshops and hobby garages where tools and parts get dropped
- Laundry rooms and mudrooms on slab
- Covered patios and breezeways that stay out of direct sun most of the day
- Small commercial spaces such as service bays and break rooms
How a flake install day runs
We grind and repair on the first visit. The base coat and chip broadcast go down next, and the floor sits until it is hard enough to scrape. Then we scrape off loose chips, vacuum the whole surface and roll on the clear topcoat. On a mild day with a fast-curing system this can all be done in one long day. In heat or cold, or with a thicker epoxy base, it is spread over two days.
What This Covers
A flake floor is a layered system, and each layer has a job.
Ground and repaired slab
Diamond grinding and crack repair so the base coat bonds to sound concrete.
Tinted base coat
A pigmented base that matches the chip blend and holds the flakes in place.
Full or partial chip broadcast
Vinyl chips thrown to full coverage or a lighter scatter, then scraped and vacuumed.
UV-stable clear topcoat
One or two clear coats that lock in the chips, resist sun and set the surface texture.

Typical Epoxy Flake Floor Costs
| Item | Published range |
|---|---|
| Installed epoxy, per square foot | $4 to $10 |
| Installed polyaspartic, per square foot | $5 to $12 |
| Two-car garage, epoxy | $1,600 to $5,800 |
| Two-car garage, polyaspartic | $2,000 to $6,900 |
| Decorative flakes (material only) | About $10 per 1-lb bag |
National ranges from HomeGuide (epoxy and polyaspartic guides) and This Old House (flake material). Lodi prices can run higher or lower, and slab condition, old coatings and the finish you choose move the total. Your written estimate is the price.
How It Works
1. Choose a blend
We bring chip samples to the estimate and look at them in your space.
2. Prep the slab
Grinding, crack repair and vacuuming leave a clean, open surface.
3. Base and broadcast
The tinted base goes down and chips are thrown to full or partial coverage.
4. Scrape and seal
Loose chips come off and a UV-stable clear topcoat locks everything in.

Epoxy Flake Floors Questions
Are flake floors better than solid color for a garage?
For most garages, yes. Flake hides dust, tire marks and small chips and adds texture for wet days. Solid color looks more uniform and is a fine choice if you clean often and want a modern look.
Do flake floors feel rough?
A full broadcast with one clear coat has a mild sandpaper feel. Adding a second clear coat smooths it out. We can set the texture to how you use the space.
Can I see the colors before choosing?
Yes. We bring sample boards to the estimate. Chip colors look different under garage lights and daylight, so it helps to check them in your space.
How long does a flake floor last?
HomeGuide puts solid epoxy floors at 10 to 20 years. The clear topcoat wears first, and it can be cleaned, scuffed and recoated later to refresh the floor without redoing the whole system.
