Where Polyaspartic Fits in Lodi
Polyaspartic floor coating is a type of polyurea made for concrete floors. It cures much faster than epoxy and resists sunlight far better. HomeGuide rates polyaspartic's UV resistance as excellent and epoxy's as poor to fair. In Lodi, where garage doors stay open through long, hot summers, that difference shows up on the floor within a few seasons.
Why sun resistance matters here
Lodi has a hot-summer Mediterranean climate, with about 65 days a year at or above 90°F and dry, sunny months from late spring into fall. Any floor that sees direct light, such as the front of a garage, a covered patio edge or a breezeway, takes UV every day. Epoxy exposed to that light tends to yellow and chalk. Polyaspartic keeps its color, so we use it as the topcoat on most Lodi garages and as the full system on outdoor slabs.
Faster return to use
HomeGuide notes that polyaspartic reaches full cure in about 1 to 2 days, while epoxy can take up to a week. Polyaspartic is usually dry to the touch within a few hours. That means less time with the car in the driveway and the garage contents on the lawn. For a business, it can mean coating a floor over a weekend instead of closing for days.
Heat and working time
Fast curing has a tradeoff. Polyaspartic sets quickly, and a hot slab speeds it up even more. That gives the installer less time to roll it out evenly. On a July afternoon in Lodi a garage slab can be warm to the touch. We schedule summer polyaspartic work for early morning, mix in smaller batches and keep material out of the sun. HomeGuide lists polyaspartic's application range as -30°F to 140°F, which also makes it useful on cold, foggy winter mornings when epoxy would cure slowly.
Full polyaspartic or a hybrid
There are two common setups. A full polyaspartic system uses it for every coat and can be done in a single day. A hybrid system uses an epoxy base coat, which soaks into concrete well and builds thickness, with a polyaspartic topcoat for UV and wear resistance. The hybrid takes longer but costs less and often works better on a porous or patched slab. We recommend one or the other after we see your floor.
Good uses for polyaspartic
- Garages with west- or south-facing doors
- Covered patios and outdoor kitchens
- Pool deck coatings, with a textured finish
- Business floors that cannot be closed for long
- Topcoat over flake or solid epoxy floors
Prep still decides how long it lasts
A fast-cure coating does not change the basics. The concrete still has to be diamond ground, repaired and clean. Because polyaspartic is thinner than many epoxy bases, it shows flaws in the slab more, so crack repair and grinding need to be done carefully. We test for moisture before quoting, because moisture under any coating can cause bubbles and loss of bond.
What This Covers
We use polyaspartic as a full system or as the top layer over epoxy.
One-day garage systems
Grind, repair, base, flake and clear topcoat in a single day when the slab and weather allow.
Hybrid epoxy and polyaspartic
An epoxy base for build and bond with a polyaspartic topcoat for sun and wear.
Outdoor and patio coatings
UV-stable textured coatings for covered and open patios, walkways and breezeways.
Recoat of existing floors
A fresh polyaspartic topcoat over a sound, faded epoxy floor after scuffing and cleaning.

Typical Polyaspartic Floor Coating Costs
| Area | Published range |
|---|---|
| Installed, per square foot | $5 to $12 |
| One-car garage (288 to 392 sq ft) | $1,400 to $4,700 |
| Two-car garage (400 to 576 sq ft) | $2,000 to $6,900 |
| Three-car garage (576 to 864 sq ft) | $2,900 to $10,400 |
| Epoxy, for comparison, per square foot | $4 to $10 |

How It Works
1. Inspect and test
We check moisture, cracks and sun exposure and recommend a full or hybrid system.
2. Prepare the concrete
Diamond grinding and careful crack repair, since thin coatings show flaws.
3. Apply in the right window
Coats go down when slab temperature allows, often early morning in summer.
4. Back in use
Foot traffic usually within hours, vehicles once the product's full cure time has passed.

Polyaspartic Floor Coating Questions
Is polyaspartic better than epoxy?
It is better in sunlight and cures faster. Epoxy builds thickness for less money and bonds well as a base. For Lodi garages we often use both: an epoxy base and a polyaspartic top.
How fast can I drive on a polyaspartic floor?
HomeGuide says full cure for heavy vehicle traffic is typically 24 to 48 hours. Temperature affects that, and we give you a specific time for your floor.
Does polyaspartic yellow?
HomeGuide notes that polyaspartic resists yellowing and UV degradation. That is the main reason we use it on sunny Lodi garages and outdoor slabs.
Can polyaspartic go down in summer heat?
Yes, but heat shortens working time a lot. We start early, keep material cool and mix smaller batches so each coat goes down evenly before it sets.
